Clarksville, TN and Oak Ridge, KY

I am looking to purchase multifamily properties in the Greater Clarksville, TN and Oak Grove, KY areas. The last time that I visited the area was a few years back but I am planning a trip for mid-December to do more market research. Has anybody had any luck finding deals there or working with useful agents, brokers, service providers, etc.? 

It would be great to connect with some local folks in the area and maybe setup a few in-person appointments for next month as I'm looking to build a team out there!
