Sell all 4 properties at once or 1 at a time?

I searched for this topic and could not find anything, so apologies if this has already been covered. I have 4 cash flowing properties in Cleveland. I have properties in 3 other states and I am looking to consolidate/simplify and also 1031 these 4 into a multi family. Are there any pros/cons to either selling all 4 of them to an investor on say Roofstock for example rather than going through a realtor and selling them one at a time? December is not the best time to sell in Ohio so if I did do this they would be put on the market in Spring. Thanks for any feedback.
