I am looking to find my first investment property back in southern California while I'm stationed overseas. I'm 21 yrs old from California active duty navy living in japan.

 I'm reaching out to the bigger pockets community to hear your guys feedback on what is the best way to approach my first investment property. Should i:

Consider turnkey investing?

Utilize my VA loan?

Put 20-25% down?

I was also thinking of asking my parents for a HELOC out of their current home to use for the down payment.

I will not be able to live and house hack this investment property yet. 

What are your guys thoughts? I would love to share further details and tell you more about myself and meet many of you. Hopefully meet in person in the future.
