Buying a Warehouse in Northeast Florida. Advice Needed.

I have an investor who is interested in buying a warehouse in Northeast Florida.  What are the most important factors in choosing a warehouse?  I would imagine the ideal warehouse would be one that is already tenant-occupied with a long-term lease.  What about design considerations from a functional standpoint?  Access to major roads?  Age and condition of the warehouse?  What else?
