Midwest Investor with ambitious plans in the USVI on St Thomas

Hey everyone, I am currently a 26-year-old investor from Central Iowa. Looking to build a portfolio in the USVI on St Thomas. There aren't many forum discussions on here about St Thomas, USVI, and I'm finding that getting information regarding Real Estate (especially past sale history) is a little different on the islands than it is in the lower 48. 

I am looking to set up an opportunity zone fund and invest in some rough, albeit cheap, condominium buildings that have sustained hurricane damage. There is even access to a lower road on the parcel with an additional .5 acres to build more if I rezone the property. Money isn't the issue in this scenario for me, it's the experience that I lack in this new market that I am hoping to enter.

I would love to connect with anyone on here with current or recent experience with opportunity zone funds and/or experience in the USVI condo/rental markets.
