Raising Capital?... Where to begin

Hi All,

My sister and I have been working together to start a real estate bus. this year, and so far we have 2 properties. Both single-family, one currently being rented out via Air BnB.

Both of these properties required our own cash, aside from mortgaging of course, so I was curious as to how you go about this process or if there is a standard way.

When I say 'raising capital' I am referring to if we wanted to get a larger multi-family or commercial property. I have seen many investment decks where people say "get involved in our acquisition of XYZ property".

My main questions rests here: How do they have the seller hold the property from them while they raise capital? Is this through connections? If you do not have business credit established how can you begin the process? 

We are trying to figure out where this starts exactly, so we know the ways to move forward. I hope this wasn't written in a confusing way - but feel free to ask me questions if anything isn't making sense.
