Creative ideas to sell 2.66 ac. lot??

Hello BP community,

I purchased a lot with plans to build on it eventually. Plans have changed so would like to sell it. A couple of years ago we listed it with an agent and had zero offers for the year it was listed. There has not been much building in the area in the last 3-5 years with only a small uptick this past year or so, but think it would just sit again if I listed it on the MLS. Purchased for $50000 10-12 years ago and I believe it is worth about that right now. It's 2.66 acres (280X415') in St. Anne , Illinois near Kankakee in a subdivision with 50 or so lots that are all about 1-3 acres each and I would estimate about 85% built out. Trying to brainstorm to open as many doors as possible. Besides

-Owner financing

- Creative opportunities such as partnership with builders/contractors

-Finder's fee

Any other creative options that others have used or heard of to sell land/lots?
