Commercial Building Financing

I was looking at a vacant commercial property.  I have the cash for the building and repairs.  But I don't won't to us my money.  I talked to a couple of lenders and they said I will need 12 months of seasoning before I can get a loan on it.  This will be my first commercial deal.  Is this how all vacant properties are?
