Properties re-positioned for sale
They aren't hard to spot. Owner has held them less than 8 years, renovated, stabilized, deferred maintenance at the end, manipulated cap rate, ect.
I understand what's in it for me as the owner, but what's in it for the buyer to jump in at the part of the cycle where I've sucked all the value out of it and over priced it, looking to move on?
In all honesty, isn't this just an example of Greater Fool Theory playing out?
