Help with first time commercial property acquisition

Hello,

We have Auto Parts family business that we currently lease on the property it sits. We are looking into moving the business as soon as the lease ends. I came with the idea of maybe buying a property instead of renting. I have been looking a property that is for sale that is in a good location, on thing is the property has already a couple in tenants in it which includes an auto muffler repair shop. According to the listing it produces 260,000 dollars a year in rent. I would not mind buying the property now and keeping the tenants that are presently there now depending the type of lease they are on and then possibly in the future move there. In order to do that We need help to research the property more and also secure financing. We do not know if we need to look to real estate agent for that to represent us and also help get financing. I wonder if anyone in here have any ideas or can help. I would appreciate Thanks.
