Landed Seller Finance Deal... Now what?

Currently refinancing my primary and just closed on a single family.  I spoke to my neighbor after closing and she knew of someone selling their home and it wasn’t on the market yet(had to jump on it).  Long story short we have agreed on an awesome seller financing deal.  I spoke with an attorney who is going to help me out but I am wondering if I should just be using a title and escrow company? Can anyone help me out with my next step?  I may have put the cart before the horse but I didn’t want to miss the deal.  Thanks!
