Any advice, agents, contractors in Cincinnati and Indianapolis?

Hi everyone! I am throwing this bottle in this busy sea, looking for advice on purchasing multi-family properties in the Cincinnati and Indianapolis areas. I am also possibly interested in Akron, OH and Fort Wayne, IN. My goal is to buy and hold these properties as rentals for cash flow. Property appreciation is secondary, but not required.

I am an out of state investor, with already a few properties in my portfolio.

Here are my main preferences:
1- Preferably property in decent condition, with possibly some work to be done, without being a complete rehab;
2- Preferably B-class neighborhood, or C-class without high crime (for e.g. area with lots of section 8, with low to medium crime).

Any advice on which area and what type of property to pick (e.g. number of units) is very welcome. I have been to these cities a couple of times but am not 100% familiar.

I am also looking for specialists, such as agents and contractors, who could help me with the purchase/repair process.

Thanks!!!
