Help - finding deals in a non-metro area

I have 2 properties in our small town that are rented and have good history. I would like to find another BRRRR property in the larger cities in the area, but I have had zero luck using the online services. I have 2 very good agents, but they are only brining me turn-key properties that are listed at or above market values.

Anyone that has experience finding discount properties outside the major metro areas, I would love to hear what resources you use and who you include in your network.
