What's it worth - Mobile Home Lot Evaluation

Several small "parks" available in my area, but all include the mobiles, which, to me, have ZERO value. In fact, I view all owned mobiles as a 3-5k liabilities. If all the lots are connected to city utilities and lot rent is $150-$200/month, what is a developed mobile home lot worth? Does that change if there are 5, 10, 20 or lots?
