Help me land my first deal

Hey BP community. I am trying to land my first deal. I have a great opportunity to purchase a 3 unit with 10 tenants apartment complex in UNH Durham campus.  Asking price is $750k and it is not on the market yet. I am anticipating offering $800k before it goes on the market. What would be my best option to fund this deal? Find a hard money lender to fund the down payment of $200k down and finance the remaining $600k with a commercial loan?
