$50,000 liquid money without a mortgage, where it is best to buy?

Hi guys im new here ..

I am an investor from Israel who is interested in making his first real estate investment in the US,

the maximum investment amount is $ 50,000

TARGET : Increase capital gain by at least 20% ( 10,000 $) , no cash flow in short term of maximum 4 months

I am not interested in finding tenants or renovating the property,

I want to take advantage of the situation where sellers currently want to sell and immediately and without waiting for buyers  mortgage approvals, buyers also have difficulty getting a mortgage today because banks asking higher equity from 20% and etc

1. What are the ZIP CODES / CITIES  that can best suit my goals? and why ?

2. Is it possible to achieve this goal in your opinion in the current market of USA ( COVID-19 ) ?

3. I would love to hear your opinion on anything I did not mention ..

I have no problem making the purchase remotely -  I can find the tools to bridge this gap ,

I have no problem of time messing with it as much as it takes to achieve the goal I set

Thank you all
