Contract for Deed question

I spoke to a seller today. He owns a Contract for Deed on a house worth $180K. He offered the balance of the contract for $114K to us. there is another 350 payments due to him. Has anyone every done this type of purchase before? Not sure how to navigate it and want to be sure I do this being fully prepared.
