Can I go on a VA loan with a friend?

Hello All,

I have a friend who is out of the military with a DD214. Their credit is marginal and also the income is not the highest nor the steadiest. The property he is looking at is a single family home with a detached garage and two small apartments above the garage. I have a W-2 job with good income and I have good credit. My question is is it possible to go on the loan with him to possibly qualify for zero or minimum down and we can both benefit from renting out the additional units? I am NOT active or retired military? Thanks for your responses.
