Financing options for a small portfolio purchase?

I’m currently looking to purchase a small/medium portfolio of 4 multis totaling 20 units: 6, 6, 5 & 3 with a mix of 1 and 2 bed units. It’s an off market deal and I’m currently one of a few potential interested buyers. At a purchase price of $1.3MM ($65k/door), I’m thinking I’d need about $300-350k down, including reserves. I don’t have liquid access to anything close to that amount but I don’t think that’s reason enough not to pursue. Has anyone had any success with something similar or have any ideas as to where I should start looking for financing? Appreciate any and all helpful advice. Thanks.
