Estimating the ARV of a house by comparing square footage

Hello everyone! I'm wondering if anyone can help me understand how great of a range I should choose when comparing houses in a neighborhood. For example: I'm currently trying to evaluate the ARV for a home that is 680 sq ft. How much of a variation/range should I look at in other houses. Would a 743 sq. ft home be too large to compare to a 680 sq ft home?
