Private Lender Agreement

I am currently looking at having a private investor purchase a flipper for me to have the opportunity to work on. This person would be putting up the money to purchase the home and I would be putting up the rehab money and all the time/effort to rehab. 

Is there a good resource to look at for the agreement or contract with the private investor? Looking for examples showing the percentage of profit the private investor receives.
