Tool to forecast Returns on Portfolio with Multiple Properties

Hi, does anyone have a recommendation for an online tool or xls model that calculates returns for a portfolio of multiple deals that are purchased at different times? I'm trying to forecast MoM and YoY returns on a future portfolio in which we'd purchase ~3 deals per year, then estimate what the returns would be to each LP, as well as a management company that will have its own % of equity ownership in each deal. Returns need to include both CoC returns, as well as reversion on equity after property sales.
