Potential STR in Atlantic Beach

Hi - looking for anyone with experience with STRs or the market in southeastern NC beach market. I'm evaluating a property in Atlantic Beach that the current owner is reselling a year after he bought it at same value (he was also operating it as an STR). Looking for anyone who knows the market or might be able to give me a realistic sense of costs and returns on this type of property. Its a 1k sqft, 2/2 bed/bath, couple blocks from the beach going for $325k. It seems like it can conservatively generate $30k/yr in revenue
