Can you use FHA or Convetional to buy multiple houses bundled?

I currently own one house I house hack.

Near me an investor is selling 3 separate duplexes, all next to each other for pretty reasonable price.

I am curious if I can use a FHA or Conventional loan to live in one of the units while buying all 3 duplexes. I have been pre approved for well over what all three duplexes would cost together. Does FHA and Conventional only work for a single house? Does it matter if they are bought together in one transaction?
