Ideas on convincing an owner to sell their property
Hello!
Purpose of my post:
I've identified a small multi-family property I want to buy and I want to contact the owner to see if she is interested in selling. My plan is to cold call her to begin the dialog. I am looking for advice (or past experiences) on a talk-track/a way to approach her in order to increase my chances of convincing her to sell the property.
Some background info:
The owner, who is in her early 60s, bought it 4yrs ago from a family member. Unclear if she bought it out of her own interest in owning real estate or if the property was "pushed" on to her to keep in the family. Regardless, my analysis shows the property is generating decent income for her and may even be funding her retirement. I've found a few people that know her to see if they know if she is interested in selling but nothing helpful has come from that.
My current thoughts on strategy when I talk to the owner:
I've got a few ideas on how I might be able to entice her to consider selling such as seller financing, keeping equity, etc. I am looking for other ideas on how to convince her to meet and entertain an offer and not get shut down over the phone with an immediate "no, not interested in selling."
