Medical Student Trying to House Hack?

Hey guys! My husband and I are headed to Glendale (Phoenix) Arizona in July 2021 for 4 years for medical school. We've been married 2 years but graduated college with no debt. With only living there for such a short amount of time, what would you recommend our first steps would be?  

We want to house hack, whether that be renting or turning a room or private area into an airbnb. We have support from family for a down payment, but are wondering if a hard money lender is the way to go or not? I've been binging biggerpockets podcast for weeks and I'm kind of at a loss for our weird situation. 

We also have to keep in mind the thousands of dollars we'll need to take out for med school. Yikes.
