I'm Nervous - How Should I Handle a Call with a Potential Seller?

I've never been in this position. I could use some advise. I BRRRR single family homes in a small town in SC. An out of state owner reached out to me. They would like to discuss selling their three properties to me. They are all in the same town. However, I'm cash broke & can't refi because my current properties are under forbearance :-). When I call him, what should I say? I don't want to lose this opportunity.

Have you considered putting the properties under contract and wholesaling them to other investors? Sounds like a great opportunity to do so if you can not secure the capital yourself
