Buying and selling a property with no money out of pocket

I am looking at a property across the street from my home to clean up and flip. I can buy it four around $10,000 and with my estimated $5,000 cleanup cost I believe it will be in the ballpark of 39-44,000. I potentially have a buyer to buy as is and is in a hurry to close but I have not yet even setup a closing for myself yet only have a signed contract by myself and the seller for an agreed upon price. Is there any way I can setup both closings on the same day at the same title company without the original seller knowing i am transferring it the same day. And also if it is possible would I even have to bring any money to the table? or could it just be transferred and split the payment between myself and the Original owner?
