How to divide a property that owner wants to sell a portion of?

I've found a property in Jackson County, GA of about 30 acres. The owner has two houses on the property. The property is like a big triangle with a house in need of repair in the top corner. The triangle shaped property is dissected by a county road. The top corner, which has the house, is the area above the road...around 6 acres. The owner has agreed to sell the 6 acres and the house above the road to me. What are the steps that I need to take in order to get the property divided into 2 parcels so that I can buy and record the 6 acres with the house? TIA
