My Contract for Deed Deal

I'm looking for some advise.  I have a neighbor who owns his home outright who would like to sell me the deed to his home for a note.  I thought a contract for deed would do the trick but from what I'm seeing, in that case the seller retains title and we do not want that.  Any suggestions on how to get this deal done?  Any seasoned veterans out there have suggestions?  Thanks!
