IRR... what excites you??

I am looking at a few multifamily deals to purchase. While analyzing one of them on first pass with the spreadsheets (using a 10 year hold) I am getting a before tax IRR of 14.77% and an after tax IRR of 10.14%.

Wondering if these numbers make you interested in pursuing the deal? If not what would the IRR need to be in order to excite you and/or your investors? (Property is B+ multifamily)
