Extra Cash to Realtors For Best Deal?

Hey!

Do you guys provide extra cash/bonuses to realtors for providing you good deals? I work with a bunch of realtors and do a dozen or so deals a year, but haven't done this in the past but am aware of others doing it. They seem to get better deals than I do as a result of kicking back extra cash (more than the 3 or 6% to realtors).  


I realize this is a sensitive topic, but anyone have experience with this?
