What to do with out of area leads?

What to do with out of area leads? We have been doing quite a bit of marketing in our business and from time to time we get people that has houses  hours away and sometimes in other states. I hear a lot of people talking about virtual wholesaling etc. 
how do I find someone to partner with on these leads? I have too much going local to be a out of the area phone hero. There is lots of potential that is not being harvested with these leads. Some of the sellers are very motivated. If I was to share these leads With someone that knew how to close deals long distance what kind of split or  fee would be considered reasonable?
