House hacking in hawaii

Has anybody bought a single family home in Hawaii and turned it into a multi family home (nonconforming)? My friends dad owns a house and he separated the house into 3 different units and rents them out.  

I know people always talk about house hacking but normally its done on a legal duplex. Do many people do it this way? Is there any pitfalls legally I would need to worry about?
