Selling property off market at full market price

My parents are selling their house off market and listing for above market value. Most realtors have told them that it is way above market price and that most people use a broker when looking for a house. It is not in ready to move in condition, so whoever buys it will have to put in $15-20k for remodel. Should they continue to rely on people calling their FSBO sign and craigslist/facebook or should they go through a broker?
