Should I sell my investment property?

I need advice! So I originally bought a duplex as an investment property for my first Brrrr. I bought it for 165k, invested about 60k and the appraisal came back at 193k for the cash out refinance. Although I didn't make any money the ROR is phenomenal. I'm getting $1900 from rent but my question is, with the market being so hot right now is it a good idea to sell or should I sit on it and just enjoy my ROR?
