Direct Mail for BRRRR

Hi everyone! I’m new to the bigger pockets website! I’m wondering if anyone has some tips or generic templates on what exactly to say in a direct mail letter. More specifically... this letter is for a specific duplex that I’m VERY interested in. The owner lives in Utah and the duplex is in Illinois. It’s under a great deal of distress as they most likely don’t care or no longer wish to be landlords. Any advice on things to include in this letter? Things not to include??
