Direct Mail for BRRRR

Nathan Miller
Posted

Hi everyone! I’m new to the bigger pockets website! I’m wondering if anyone has some tips or generic templates on what exactly to say in a direct mail letter. More specifically... this letter is for a specific duplex that I’m VERY interested in. The owner lives in Utah and the duplex is in Illinois. It’s under a great deal of distress as they most likely don’t care or no longer wish to be landlords. Any advice on things to include in this letter? Things not to include??

I don't think you can think of a mailing campaign as something to get one specific property. There are things you can do to make it more likely to get a call back, but even still, it will be unlikely. Mailing campaigns are a numbers game.

But handwriting (or handwriting machines) instead of type is more likely to get a call back. Also, add a P.S. line at the bottom with a call to action "i.e. "Call me today for..." Don't make it too wordy and don't use letters with those transparent material that you can see through to the return address like a lot of spam mail has.
