First time Poster -- Potential deal, getting into the game

59900 duplex $550 4-2FB -- $325 2-1FB

I'm shooting for a conventional load (20%). I'm going to keep $5000 for cost to make rent ready (although it doesn't look like it needs it), 6% for vacancy, 6% for maintenance, 10% for management,  utilities at 1800/yr, insurance at 400/yr, taxes at 1100/yr and 200/yr for additional expenses. I'm looking at about a 12% cash on cash return.

It is in a relatively undesirable part of of the neighborhood that has higher than average crime and and the school district doesn't seem to look much better. Also, I don't know if this is a problem but according to tax records its land use says single family res but it is a duplex. 

Both are occupied which I am a bit worried about since I've heard horror stories of inherited tenets - one section 8

On the surface it looks like a good deal with some check ups. I did inflate some of the expenses so I do expect them to be somewhat lower. I think the biggest thing is to make sure everything is running smooth with the tenants and there is no major damage.
