Private sales in canada with a deadline

I have a promising deal in the pipeline through private sale but the seller requires the funds in no more than 2 years. Does anyone have recommendations on paying the seller through a bank mortgage or home equity loan? Do we have to have the property for a certain amount of time prior to taking out the loan?
