Husband wants to sell but wife has alzheimer's

Hello all, I reached out to the owner of a property I found and got the husband. Nice older gentleman who expressed he'd love to sell the property but it's in his wife's name alone. She is currently in a nursing home and according to him she has alzheimer's. He named his son as his POA(not sure if the son is her POA as well). I'd imagine if the son is her POA he'd be able to make a deal for the property. If he's not, what would be my best course of action? Still trying to get my first deal done so I'm VERY limited on experience...I have none lol. Thanks in advance for any responses.
