Better investment? 3bd/2bth or 2bd/2.5 townhome for rental.

I am looking to purchase a townhome to rent out in a nice mid-size city (Greensboro, NC). Would anyone know the pros and cons or have advice on which is the better investment? A 3bd/2bth or a 2bd/2bth. FYI. The 2bd each have their own private bathroom. The 3bd only has a private bathroom in the master bedroom.
