Using VA loan to buy a single family in Columbus GA to Rent

My wife and I are looking at houses in Columbus, GA to buy and live in for a year and then rent out after when I go to my next duty station.Using the VA loan we are looking primarily at 2-3 beds and 2 baths 100-175k range. This plan banks on the high volume of renters because of Ft. Benning. My worry is being able to get a mortgage next year when we move to live in a house at my next station. Any thoughts on this deal and or anyone have any insight into how getting another mortgage a year from now might go. Thank you in advance for your time.
