A peak into seller financing

I know people have used this method before and i am interested in learning about it. It might be my only option at this point with 2 off market deals. Would someone mind giving me a peak into how you structured the deal? Also how did you present it to the seller. How did you bring it up? I am at a loss here and I am a bit weary of the hard money route. I am maxed out with a current duplex house hack and had 2 deals present themselves through a friend. 

what are my the best options if seller financing is a bust?
