First rental investment( Feedback please)

I am ready to close my first rental investment. When I first started the offer without the repair cost CoC return was 17.98%. But now I am discovering that there will be almost 9K repair cost. When I add that to the calculation the CoC now coming as 11.64%. Please see the following.

Its a 3 Bed 1 bathroom house. I am considering 10% in repair and maintenance, 5% vacancy is assumed. per the rent comp in the area, expected rent is $900 - $1100. No capital expenses expected in the near term. Roof repair, water heater replacement considered in the repair cost.

Some feedback please on this investment.
