Great deal but unsure about the area

Hey guys! 

I'm just wanting to get some opinions. I've found a pretty great deal, it would be my first venture into real estate.  But it's not in the best neighborhood. It's on the outskirts of a nice neighborhood,  venturing into a not so nice neighborhood. I'm not sure if I should go for it since it's such a good deal or stay away since the area isn't the best. Any thoughts?
