How to finance a property that you don't qualify for

I overpaid for my primary residence two years ago and it hasn't built enough equity. I saw a property today for sale that is residential and commercial in 4,000 square feet in an excellent location. We talked to our mortgage person and she said that unless we sell our current home we are not going to qualify. We can't rent our current house because HOA doesn't allow us and if we sell it I will probably lose 15-20k. What I should do? Can someone give me some strategies or advice to finance the other property? How I can finance it, I don't have 550k to pay in cash. Please advice I want to make a good business decision this time.

Quick question did your Mortgage person help you get into your primary?  I would seek secondary advice if that is the case.  Also your primary has nothing to do with being approved for a residential/commercial (Mixed-use) loan.  If the property is under a rent roll and is positively cash flowing you could purchase the property based on the rent roll income.  You will still need to put 25-30% down and cover closing costs.  Do you have other assets like Life insurance policy with cash value, stocks, bonds, mutuals etc?
