Assignment Fee vs Earnest Money

Please forgive my ignorance, I am trying to learn here. I am in the middle of trying to purchase a property from a wholesaler (first time working with wholesaler). He sends me over a docusign for the Assignment form which lists his assignment fee as $10k and he has also put N/A for earnest money. In the notes he puts his wire info.

This raises several questions for me.

  1. 1. I thought i understood assignment fees to be paid at closing - is this not typical?
  2. 2. I was expecting earnest money of 1% to be penciled in (which would be the amount i wired over)
  3. 3. I am used to giving earnest money to the title company and getting a receipt explaining how those funds will be applied at closing, blah blah. The lack of documentation here and the large dollar amount has me nervous. is this normal?

I hate to be a worrier but this is new territory for me and it feels a bit odd. Thanks in advance.
