Seller won’t answer phone or sign closing docs
Hello,
I was wondering if anyone had any advice on my situation. I have been involved in a wholesale deal for over a month now, the contracts have now expired and the seller won’t answer the phone for myself or title or sign closing documents. I am the wholesaler, am I able to take any action against the seller or force him to comply and sell to end buyers? Any advice on next steps?

Look at your contract you had him sign.
If it's one of those cheezy one page deals that doesn't say much in terms of liquidated damages, then probably not?
Besides what kind of damages do you want? You didn't put in any E/M since that's the way most of you guys work and you had no intention of personally closing on the property.
I'd say go to the REA in your state and see what they say. Tell them you're not licensed, but wanted to make a fee off the sale of real estate. They'd be interested I'm sure.
