Continue to rent or sell?

Hello, I would just like to get some feedback on my situation. I have a sfh in TX and I do not really know what I want to do with it. Did not get it for investment and therefore it may be a problem. Purchased it in for 96k with 6% interest rate 2009, did a refi in 2012 for a 4.25 rate. I have about 22yrs left on the mortgage and I owe 77k now. I cash flow 220 after everything, including management payment. My tenants are moving out and it needs repairs. There isn't too much in reserves, what I do have and more will be spent on repairs plus it will be vacant. I do not see it being vacant for long because it is right outside an Army base and is usually rented out. I could sell and maybe get 30k, I could pay it off and use it as a line of credit (don’t really know if I could find a bank that would do this and it may only be worth 120k) or just continue to rent it. Maybe you all have some other ideas. Although, this was not initially an investment I do understand that investments have risk but just wanted to see get your thoughts.
